Tenant Selection Criteria

Pursuant to Property Code Section 92.3515, these Tenant Selection Criteria are being provided to you. The following constitute grounds upon which Landlord will base the decision to lease the Property to you. Based on the information you provide, Landlord may deny your application or may take other adverse actions against you (including, but not limited to, denial, requiring a co-signer on the lease, requiring an additional deposit, or raising rent to a higher amount than for another applicant). You will be notified if your application is denied or another adverse action is taken based on information obtained from your credit report or credit score.



  • Criminal History: Landlord will perform a criminal history check on you to verify the information provided by you on the Lease Application. The information in the report may influence the Landlord's decision to lease the property to you. Landlord will evaluate any criminal history on a case-by-case basis while considering the time since the offense, the type of offense, and the number of offenses, along with other qualification criteria. Offenses that may result in an adverse action or denial of your application include but are not limited to: alcohol offenses, criminal mischief, fraud, drug possessions, drug trafficking/ manufacturing, crimes against persons, crimes against property, crimes against society, financial offenses, sexual offenses, violent offenses, and weapons offenses.
  • Previous Rental History: Landlord will verify your previous rental history using the information provided by you on the Lease Application. Your failure to provide the requested information, provision of inaccurate information, or information learned after contacting previous landlords may influence Landlord's decision to lease the property to you. Information collected that may result in an adverse action or denial of your application includes but is not limited to: an outstanding balance owed to another landlord, previous balance owed to another landlord, previous eviction, or lack of at least 3 years of verifiable rental history.
  • Current Income: Landlord will ask you to verify your income as stated on your Lease Application. The amount of rent being asked for the property, the sufficiency of your income, and the ability to verify the stated income may influence Landlord's decision to lease the property to you. Applicants must prove a combined gross monthly income of at least 3 times the monthly rent amount via pay stubs. If no pay stubs are available, bank statements, tax returns, 1099s, job offer letters, or employment letters may be used. Applicants can also satisfy the income requirement by proving available cash funds of at least 3 times the annual rent amount, which may be required to be paid in advance.
  • Co-signers: Co-signers may be considered when the applicant's income requirements are unmet, provided that the applicant is financially dependent on the co-signer to make the monthly rent payments. When considered, co-signers must prove a combined gross monthly income of at least five times the monthly rent amount.
  • Credit History: Landlord will obtain a Credit Reporting Agency (CRA) report, commonly referred to as a credit report, to verify your credit history. Landlord's decision to lease the property to you may be based upon information obtained from this report. Information that may result in an adverse action or denial of your application includes but is not limited to, any of the following: a credit score below 550, 25% or more of your open accounts in negative standing, 5 or more total negative accounts, less than 2 years of established credit history, or any utility account, auto loan, short term/payday loan currently in collections.
  • Accurate and Complete Information: Failure to provide accurate and complete information in your application or your provision of unverifiable information may result in an adverse action or denial of your application.
  • Occupancy Policy:  Location Rentals generally limits occupancy to 2 persons per bedroom. However, additional occupants may be allowed depending on several factors, including the size of the bedrooms and unit, the age of the children, the configuration of the unit, other physical limitations of housing, or other relevant factors.


Location Rentals and its associates maintain strict compliance with Federal and State Fair Housing Laws and the National Association of Realtors Code of Ethics, which make it unlawful to discriminate based on race, color, religion, sex, disability, familial status, national origin, sexual orientation, or identity.
